1. Conclusion of Contract

A binding rental agreement is concluded once we accept your online booking or your informal booking made by telephone or in writing and confirm this acceptance by sending you a booking confirmation.

2. Services & Prices

The rental agreement includes the holiday accommodation specified on the website or in the written offer.
The rental price includes rent, bed linen, basic cleaning, energy costs, water, ancillary costs and VAT. We kindly ask all guests to use natural resources responsibly wherever possible.

Use of the sauna, shared spaces and outdoor areas including terraces is also included in the rental price.
The accommodation may not be occupied by more persons (including children) than stated in the booking confirmation.

3. Payment

Payment method: Invoice
A deposit of 50% of the rental price is due upon receipt of the booking confirmation and must be paid within 7 days of the booking confirmation date.
The remaining 50% is due no later than 10 days prior to arrival.

Payment method: Credit Card or PayPal
The full rental price is payable at the time of booking. The booking confirmation will be sent thereafter.

4. Cancellation / Rebooking / Substitute Guest

The tenant may withdraw from the rental agreement at any time, rebook, or provide a substitute guest.

Cancellation up to 4 weeks before arrival:
100% refund minus a €100 cancellation fee.
Cancellation less than 4 weeks before arrival:
50% refund of the total amount minus a €100 cancellation fee.
Cancellation from one week before arrival:
The full rental price will be charged.

We will, however, always try to find an amicable solution.

5. Liability / Deposit

The tenant is liable for the proper care of the rented accommodation and for any damage caused by themselves, fellow travelers or guests.
Any damage must be settled in cash upon return of the keys.

If damage caused by the tenant is discovered only after departure, the resulting claims will be invoiced subsequently.
The accommodation must be returned in the condition in which it was received.

Any defects, damage or missing inventory (e.g. parquet flooring, windows, doors, or on-site bicycles) occurring during the stay must be reported to the landlord immediately.
The tenant is liable for any damage caused. Claims for damages apply also if the tenant fails to report damage before or after departure.

6. Arrival and Departure

Check-in is possible from 4:00 pm. Earlier arrival must be arranged in advance.
Check-out is by 11:00 am (later departure by prior agreement).

Before departure, dishes and cutlery must be cleaned and the accommodation left broom-clean.
Additional cleaning costs will be charged if this is not complied with.

7. Complaints

If the tenant finds upon arrival that the accommodation does not correspond to the description or has defects, these must be reported immediately, but no later than within 3 days.
After this period, any claims against the landlord are excluded.
Reported defects are usually remedied immediately.

8. Damage Reporting / Duty to Mitigate

Any damage occurring during the rental period must be reported immediately.
If the tenant becomes aware of circumstances that could cause damage (e.g. water pipe burst), they are obliged to take reasonable measures to prevent or minimize damage and to assist in remedying the issue.

9. Rules

Smoking is prohibited in all accommodations.

The tenant undertakes to treat all areas (including courtyard, stairwell and bicycle room) and all furnishings with care.
Moving large furniture items (e.g. beds, sofas, chests of drawers) is not permitted.

10. Pets

Pets are only permitted in accommodations explicitly designated as pet-friendly.

Pets are not allowed on beds or upholstered furniture. Items in the accommodation that are not exclusively pet equipment may not be used for pets. Wet or dirty dogs must be dried and cleaned before entering the accommodation.

The tenant must ensure that neighbors are not disturbed by excessive barking.

Dog waste bags must not be disposed of in the accommodation’s waste bins. Please use the public bins on the street or marketplace, or the black bin in the courtyard.

If a dog marks, urinates or soils the accommodation or stairwell, or damages materials by biting or scratching (e.g. cushions, sofa legs), this must be reported immediately so the area can be cleaned or repaired before the next guests arrive.
Any additional cleaning, repairs or replacement costs caused by the pet will be charged to the tenant.

Tenants must hold a valid dog liability insurance policy.
The tenant is liable for any visiting dogs.

11. Termination of the Rental Agreement

If the trip cannot be undertaken due to unforeseeable events such as natural disasters or political crises, payments made will be refunded minus a €50 administrative fee and the booking will be cancelled.
No further mutual legal claims shall exist in this case.

12. Severability Clause

Should individual provisions of these Terms and Conditions be invalid, this shall not affect the validity of the remaining provisions.

13. Place of Jurisdiction

For any disputes arising from the contractual relationship, the place of jurisdiction is Berlin, Germany.
German law applies. The contract language is German.
